Abstract
This study examines demographic and socioeconomic shifts from 2005 to 2019 in three Hispanic or Latino majority transit-oriented development communities in Oakland, Los Angeles, and Chicago. Results indicate that while ethnic cohesion supports housing stability and moderates displacement, it does not fully counteract broader market forces, highlighting the need for culturally informed and equity-driven planning strategies.
