Abstract

This research examines the impacts of multimodal accessibility to urban green spaces (UGSs) on housing prices. Exploring the economic values of UGSs accessibility can provide insights for green space system design, land use planning, and economic development. In this study, a gravity-model based method, specifically the two-step floating catchment area (2SFCA) method, is used to compute accessibility (by travel mode: walking and driving) to different types of green space, which considers the access to multiple UGSs, spatial weights, and the demand for UGSs. UGSs are divided into three categories according to local planning and administrative policies. Hedonic models using housing structural features, locational attributes, and green space accessibility as explanatory variables, are used to estimate housing prices. Results show different types of green spaces have different impacts on housing prices, and the relationship between green space accessibility and housing prices varied between driving and walking accessibility.
